Housing Information & Insights

Housing Information & Insights from Fiserv provide housing analytics for the U.S. residential property market. Our solutions include the Fiserv® Case-Shiller Indexes®, which track home prices; home price forecasts, which describe historic and future real estate trends; and automated valuation models (AVMs), which determine values for individual properties or entire loan portfolios.

The direction of home prices is one of the leading economic indicators of residential mortgage default probability or lending opportunity. Mortgage lenders, investors and government agencies use home price indexes to model and manage risk and opportunity in the $16 trillion U.S. housing market.

To gain and maintain a competitive edge in the mortgage business, you need solutions that reduce costs, maximize efficiencies and deliver breakthrough customer service. Our automated valuation models (AVMs) provide an objective and instantaneous collateral value versus the 2-3 weeks it takes for a typical appraisal. They also save 80-90% of the cost of collateral valuation for mortgage lenders and borrowers during loan origination.

Both indexes and AVM models are a critical cost-effective way for mortgage servicers and investors to mark portfolio collateral to market, manage risk and determine appropriate ratios for the capitalization of portfolio assets.

Our Solution

Fiserv® Case-Shiller Indexes® are the most widely recognized measurements of U.S. home price trends. They help investors, mortgage banks and servicing operations with property valuations, risk management, appraisal quality control, collections and loss mitigation. Our solution includes Fiserv Case-Shiller Indexes, Default Corrective Factors and Home Price Forecasts, and allows you to:

  • Track residential real estate trends
  • Manage price risk within specific U.S. markets
  • Calculate loan loss amounts to measure the typical sale price discount of homes that are subject to foreclosure

More than half of leading mortgage companies, investment banks and hedge funds are licensed subscribers to the Fiserv Case-Shiller Indexes.

Our AVM leverages a very large, meticulously filtered database of property records and multiple, market-specific analytics to derive its home price estimates. And while it uses many of the key inputs that an appraiser does, it delivers an objective and reliable home value much more quickly, allowing lenders to make faster loan decisions.

To complement our primary Index and AVM products, we offer a number of ancillary services, market information and delivery capabilities.

Benefits
